What drives the price

  • Type of water. Clean water from a supply line is the cheapest to deal with. Grey water (washing machine, dishwasher) and black water (sewage, flood water) need more removal and disinfection. The IICRC's S500 standard sets out these categories (IICRC S500 Standard for Professional Water Damage Restoration); see our water categories guide.
  • How far it spread. Square footage, number of rooms and whether water got into walls, subfloors or ceilings below.
  • How long it sat. Water that sat for days means more materials to remove and a higher chance of mold.
  • Materials. Hardwood, plaster and built-in cabinets cost more to dry or replace than carpet and drywall.
  • Rebuild. Drying is one bill; putting drywall, flooring and paint back is often another.

Will insurance pay?

If the damage is sudden and accidental, a standard homeowners policy often covers it, minus your deductible. Flood damage is excluded and needs flood insurance (Insurance Information Institute: Which disasters are covered by homeowners insurance?). More in our insurance guide.

Getting a fair quote

  • Get more than one quote for non-emergency work.
  • Ask for an itemized estimate: extraction, equipment days, materials removed, rebuild.
  • Ask whether they'll work directly with your insurer and document moisture readings.

Quick answers

Why do quotes vary so much?

Because the hidden part of the job varies: how far water went inside walls and floors, the type of water and how long it sat. A good company measures moisture before quoting.

Is it cheaper to dry it myself?

For a small clean-water spill caught quickly, yes. For anything in walls, subfloors or ceilings, under-drying is the expensive mistake: it leads to mold and repeat repairs.
